3 Important Checks You Should Make When Buying A House

Buying a home especially for the first time is one of the most major decisions that any of us will make in our lifetimes.

So when you start house hunting for that perfect home there are many things you should be on the lookout for so that the home you are looking to buy is perfect in every way.

So you have found your perfect home, now you you have to arrange a mortgage which, if I’m honest, the best way to arrange a mortgage is through a financial advisor. They can tell you all the documents that you will need for the bank and without a doubt it’s a lot more documents than you will ever realise.

The next step is you will need a solicitor or lawyer who is an expert in conveyancing to make sure there are no hidden problems and a full legal survey is carried out on the property for no other reason but peace of mind for yourself.

You will also need to have a full survey of the property. This will cover the condition of the property and if there are any problems with the structure of the property and if there could be any problems in the future. If there are any problems this will enable you to maybe negotiate a discount on the price so you have the money to fix any issues.

So you have gone through the process and you have managed to buy your new home because you haven’t lived there there are number of things that you will need to get checked and serviced. Here are three items that I believe should always be checked asap.

1. Air conditioning

If your new property has an air conditioning unit there is every chance it has not been serviced and quite often you will not have the history of its maintenance schedule.

The first step would be to get in touch with an Air Conditioning Service Northern Beaches to get your air conditioning serviced and fix any problems it may have and possibly any future potential problems. This would also be a good time to sign up to a maintenance contract to have yearly checks on your air conditioning.

2. Gas

You could have gas in your property for cooking, hot water or even possibly heating. This is where you need to get hold of a qualified gas engineer to make sure all of the gas appliances are safe and there are no gas leaks or issues. This will in turn keep you and all your family safe and give you peace of mind.

3. Electrics

You may have had the electrics checked with your survey, but in all honesty it is not a very detailed inspection so I would highly recommend you employ a qualified electrician to come in and make sure the fuse box is up to regulation and all the fittings such as lights, sockets and light switches are all correctly wired so nobody can get hurt by faulty wiring.

So there are three things when buying a new home that I think you should always have checked.
