In the UK over recent years buying a home has become more and more difficult. This is especially true for younger people. The main reason being is that the value of houses has skyrocketed and wages have not kept in line with house prices. When you combine this with people requiring very large deposits to get a mortgage and the the lack of affordable housing, this has consequently meant that more and more people now rent properties for their home. Now, that’s not a bad thing because you don’t need all the financial burdens of acquiring a mortgage.

It’s very important to let a property that you can afford in relation to your wages. The last thing you want to do is let a property that is beyond your budget. This will then impact your standard of living. So when deciding on a property to let it’s vital that it’s within your budget for rent.
2. Location
If you have children of school age then the location of the property that you are considering renting is very important. In addition, ensuring that it’s in the catchment area with good schools that suit your children and possibly where their friends also go to school, so make sure you do your homework and that you are in the right catchment area for the school that you want your children to attend.
3. Layout of home
Depending on how many children you have and their ages this will dictate more often than not how many bedrooms you will need in your new rented home. In my case, I have eight year old twin girls who are quite happy to share a bedroom so we could easily rent a two bedroom home. If you have teenage children and one is a boy and one is a girl then the chances of them sharing a bedroom is zero! In this case a 3 bedroom home is going to be a must. It’s important to have a family chat to make sure you have the layout of your home to suit everybody.
4. Furnished or Unfurnished
Many homes that are for let come furnished. This can make moving in very easy and reduce costs as you won’t have to buy any furniture.
If you are not happy about using furniture that is not new then it’s best to rent an unfurnished property so you can have all your own furniture and beds.
It’s a difficult decision but either way has its advantages and disadvantages.
