In the UK today the rise of people now renting a property is growing in fact its estimated that around 45% of families are renting, this has of course come about because of the restrictions of securing a mortgage which are considerably more difficult than ever. But there is no problem in renting a property it can still be very much your home, and many landlords nowadays have their property’s in tip-top condition so the tenant can live in a nice house that they can feel totally at home in.

Of course with the rise of people now renting properties it means that there are a lot of people who are now landlords it could be that they have inherited a property from parents and instead of selling the property they have decided that it will produce a income on top of their usual income from they day job, and maybe they are planning on keeping the property as a possible retirement fund, and as the years pass the property will increase in value giving them a bigger retirement fund.

If you have decided to rent out your property their are many things that you will need to do so that the property is suitable and safe for any possible tenants to rent. It will need to decorated to a high standard and all electrical and gas appliances will need to be in the proper condition according the law.

One of the most important things to get sorted is insurance for your property there are many different types of insurance you can have for your property, but as a landlord it’s important to invest in landlords insurance. It’s also very important to compare landlords insurance so that everything about your property is covered correctly, while it is being rented out.

If you are going rent your property as a furnished property then you will need to get insurance cover that is a contents and buildings policy. Accidents will happen and if your furniture, fixings or carpets are damaged, then you need peace of mind that they can be fixed or replaced at no cost to yourself, otherwise at the end of tenacity you could be left picking up the bill for any items of furniture that are damaged.

Of course a tenant should have their own insurance for any possessions that they keep in the property. Saying that if you are renting a fully or part furnished property it’s your responsibility to have contents insurance to cover the fixtures and fittings.

You could decide to let your property as unfurnished, but that doesn’t mean you should not get yourself contents insurance, because contents insurance will cover such items as carpets and fixings in the property.

Whether you have say inherited a property or you are investing in a property to rent out it’s vital to make sure that the property is protected and all of its contents, you may well to decide to rent to students and in normal circumstances when renting to students the property will be usually rented as fully furnished and we all know what students are like especially with their partying so having a contents insurance for those accidents that they will definitely have is a must have.
